Sustainability

Sustainability is embedded as an organizing principle. The project aligns with Midtown’s broader LEED-oriented framework, integrating walkability, bike accessibility, nearby bus transit and thus reduced reliance on vehicular infrastructure as well as the master plan for the transformation of the former Midtown College Campus into a vibrant hub for arts, culture, economic growth, and housing. Its location within a highly resourced urban fabric, with material suppliers, fabrication resources, visual arts organizations, and countless daily amenities all within a half-mile of the proposed location, further minimizes environmental impact while amplifying creative productivity for its residents. For those with vehicles, 35 parking stalls are designated to have EV hookups to provide access to renewable energy sources. Additionally, community gardens surrounded by native trees and landscaping are positioned along the site’s edge serve both ecological and social functions, buffering the complex from adjacent infrastructural pressures while offering spaces of cultivation and retreat.  At the site's private/public interface Midtown will provide bioswales to manage water resources while augmenting the transitions between the multimodal sidewalk/bikeway/vehicular linkages at Midtown Avenue and Alumni Drive.  Renewable energy and a low carbon footprint will be incorporated into the design and construction of the project, as will measures for the tenants and local arts non-profits to participate in the management oversight of the community spaces, and thus of their own future.
